Modified Bitumen Roofing
A properly
applied modified bitumen roof with its waterproof membrane can be the perfect
solution for providing proper roof drainage and keeping the inside of your
building dry.
Modified
Bitumen (MB) roofing is an asphalt-based, close cousin of the Built-up-Roof
(BUR) designed for buildings with low-slope or “flat” roof structures. Modified
Bitumen Roofing Systems are designed to withstand harsh exposure to extreme
environmental elements. With five layers of protection, it’s one of the most
trusted flat roofing systems used in the industry today.
Allied
Roofing can handle new low-slope
commercial roofing in Palm Beach, Miami, Fort Lauderdale, and the surrounding
areas like Margate, Deerfield Beach and Coral Springs. We’re also adept at repairing existing modified bitumen roofs and
re-roofing older low-slope structures.
Benefits of
Modified Bitumen Roofing:
- Polymer
modification to asphalts result in greater elongation and the ability to
accommodate building movement
- Ability to
manufacture rolls in plants, providing better quality control and quality
assurance
- Versatile
application options: hot asphalts, cold adhesives or hot air
- A variety
of modified types and millages are available to better provide resistance
against foot traffic and common rooftop abuse when needed
- Modified
Bitumen Roofing warranty options are available in 25 year, 20 years, 15 years,
12 years, and 10 years
- Low
installation costs
- Modified bitumen roofing can
also assist in lowering your building’s use of energy – a major concern during
the summer heat of south Florida
- Can be a good choice if you want a material that
can be installed without disrupting the day-to-day activities of your business
- Used on low
slope and flat roofs
- Lightweight,
roofing material weighs around 2 lbs. per square foot
- Durable,
high tensile strength, resists splits and tears
- High
resistance to roof-top traffic
- Easily
maintained, can be coated with elastomeric or aluminum paint to reflect UV rays
and South Florida's hot weather conditions
The
framework for Modified Bitumen Roofing Systems is a five-layer combination of
roofing components.
- Insulation
– Used to provide “R” value, or thermal resistance, for temperature stability
of the roof system
- Modified
Base Sheets or Plies
- Modified
Bitumen Membranes – Factory fabricated sheet membrane composed of co-polymer
reinforced with polyester or fiberglass
- Adhesive –
Waterproofing material with a bonding agent applied either hot or cold
- Surfacing –
Provides UV protection and weathering resistance
Modified
Bitumen Roof Systems are available in two types:
- Styrene
Butadiene Styrene (SBS) - typically
installed with hot asphalts or cold adhesives
- Atactic
Polypropylene (APP) - is
almost always installed utilizing the torch method
Both
Modified Bitumen Roof System types can be surfaced with either factory
surfacing ceramic granules or with metallic laminants such as copper or
stainless steel. If a capsheet is not utilized, aluminum coatings or white
acrylics can be applied to enhance the systems UV and oxidation resistance.
